At $ 27.5 million, a newly listed, spacious, modernized six bedroom townhouse is the most expensive property on Manhattan’s Upper West Side.
As first from the. reported New York Post, David and Dana Luttway listed their townhouse on 32 West 76th Street for $ 27.5 million. The investment banker and his real estate specialist bought the 10,635 square meter townhouse for the first time in 2015 and renovated it from the ground up.
“A townhouse renovation, especially one with all the conveniences, is not for the faint of heart!” Dana Luttway, who started out as a broker in the 1980s and later founded Holliswood Development, said that post Office. “We were lucky enough to inherit four-meter-deep party walls so we could dig into a virtual sandpit to create a basketball court and gym without having to underpin it.”
The Luttways pulled the 22 meter wide townhouse down to the foundation walls and modernized it with an open floor plan, over 2,600 square meters of garden and terrace area, a master suite with its own fireplace, a kitchen, a wine cellar, a home gym and the one above called basketball court. Light accents and contemporary furniture have been arranged to draw attention to the brick walls and views of Central Park and the city.
The renovations took a long time and resulted in two work stoppages in 2015 and 2017, which were filed following complaints from 69-year-old neighbor Joseph Bolanos, whose apartment was found by the FBI later in February on suspicion of involvement in Capitol Hill on Jan. Revolt. The Luttways were finally able to complete the renovations, briefly listing the property for $ 35 million in 2020 before deciding to hold back and live in it during the pandemic.
Listed along with Compass’ Ian Slater and Sotheby’s Cathy Taub, the property, if sold at the asking price, will set a record for one of the most expensive sales in the Upper West Side this year, if not in history. “It all worked out at some point, but the basketball court, recreation room, fitness room, and wine cellar turned out to be the most expensive and time-consuming 2,000 square feet I’ve ever built,” said Luttway.
